Calculation version: finance@1.0.0. The calculation runs in your browser: we don't send or store the amounts you enter. We only count, without identifying you, that the tool has been used.
How to use it
- 1Enter the amount the bank lends you, not the price of the home.
- 2Use the nominal rate, not the APR.
- 3For variable-rate mortgages, calculate several rate scenarios.
How it calculates
- Payment = C · i / (1 − (1 + i)^−n)
- C = principal; i = nominal rate / 12; n = years × 12. With a 0% rate, payment = C / n.
- Each month: interest = outstanding principal × i; repayment = payment − interest.
Verifiable example
€200,000 at 3% over 30 years gives a payment of €843.21 and total interest of €103,554.90. It's one of the calculator's automated test cases.
Limitations
- It doesn't include fees, linked insurance or set-up costs, which is why it doesn't calculate the APR.
- It doesn't model variable-rate reviews or early repayments.
